Buying guide

From a visit to handover.

Buying a serviced apartment still under construction in Malaysia usually runs through six stages: a visit, choosing a home, signing the sale and purchase agreement, arranging financing, construction and handover. The details of each stage follow the developer’s procedure at the time and the sale and purchase agreement.

Six stages

  1. 01

    Learn and visit

Look at the layouts, the sides and the level bands first, then see the place in person. Bring your questions with you on the visit.

  2. 02

    Choose a home

Once you settle on the layout, the wing and the level band, register your intention to buy through the developer’s procedure at the time.

  3. 03

    Sign the SPA

The sale and purchase agreement sets out the home’s specification, the payment schedule, handover and each party’s obligations. It is the most important document in the purchase. Read it carefully before you sign.

  4. 04

    Arrange financing

If you need a loan, apply to a bank. How much you can borrow, and on what terms, depends on you and on the bank’s approval.

  5. 05

    Construction

While the development is built, payments follow the schedule set out in the sale and purchase agreement.

  6. 06

    Handover

The handover date, the standard of delivery and the defects liability period are all as the sale and purchase agreement sets them.

Different buyers, different conditions

Malaysian buyers

Start from your situation

Eligibility, financing and the related fees depend on your status and circumstances. Tell us your situation, and we can go through each point with you on a visit.

Buyers from abroad

First, confirm what applies

Buying from outside Malaysia depends on the residence itself, Johor’s rules for foreign purchasers (which include a minimum value and the State Authority’s consent) and your own circumstances. Homes allocated to Bumiputera buyers are not open to foreign purchasers. Additional state and federal duties apply, and a Malaysian lawyer completes the transfer. Tell us where you are based and which layout interests you, and we will set out the steps that apply to you.

Singapore HDB households

Check the minimum occupation period first

If you own an HDB flat, you and your spouse must complete your flat’s minimum occupation period before buying private residential property in Singapore or overseas. Check your dates with HDB.

This site gives no conclusions on eligibility, taxes or financing; they differ from person to person, and we go through them with you privately.
